How do you work with interior designers?
A clear division between design intent and construction means and methods, what a buildable design package needs to include, and how we protect a designer's client relationship through execution.
A designer's job is to make the client's vision coherent and specific. Our job is to build it correctly, on real dimensions, with waterproofing and structural realities that don't show up on a rendering. Those two roles work well together when the division of labor is clear from the start, and they generate friction fast when it isn't — usually because a design assumption meets a site condition it didn't anticipate, or because nobody was clear on who was responsible for a fixture that arrived damaged.
We work with designers across Salt Lake City and the surrounding valley on everything from single-bathroom renovations in pre-war homes to full primary suite projects, and the relationships that run smoothly share a common pattern: the designer owns the intent, the finish selections, and the client relationship; we own buildability, sequencing, and the physical execution; and both sides communicate directly and early when something on paper doesn't match something on site. None of this is about limiting a designer's creative control. It's about making sure the vision a client fell in love with actually survives contact with a hundred-year-old wall cavity or a slab-on-grade plumbing layout, which is where most design-to-construction friction actually originates.
Design intent versus construction means and methods
The clearest way we describe this division to designers is: the design package tells us what the finished bathroom should look like and how it should function; how we actually get there — sequencing, waterproofing method, substrate selection, fastening details — is our responsibility as the licensed contractor executing the work. A designer specifying a large-format porcelain tile on a curbless shower floor is design intent; the specific waterproofing membrane system and slope method we use to make that curbless shower actually drain and never leak is means and methods.
This distinction matters most when a design detail is achievable but requires a specific construction approach that isn't visible on a rendering — a curbless shower needs a lowered subfloor or a raised bathroom floor to create drainage slope without a curb, and that structural implication should be flagged during design review, not discovered during framing. We flag these implications as early as we're brought into a project, precisely so a designer can decide with the client whether to keep the detail, adjust it, or budget for the structural work it requires.
We're also direct when a specified detail simply isn't advisable given the substrate or moisture exposure, even if it's technically possible — for instance, a porous natural stone specified for a shower floor in a household with hard water and heavy use may not hold up well without maintenance the client won't actually perform. We'll say so, with our reasoning, and let the designer decide how to handle it with the client; overriding a design decision unilaterally is not our role, but staying silent about a durability risk we can see isn't good practice either.
What we need in a design package, and when
The single biggest driver of accurate pricing and a smooth build is a complete design package before we're asked to commit to a number or a schedule. That means dimensioned floor plans, wall elevations for any tiled or paneled surface, a fixture schedule identifying every plumbing and lighting fixture with model numbers, and a finish schedule covering tile, countertop, cabinetry, and hardware. Partial packages lead to partial pricing, which almost always needs revision once the remaining decisions are made — and a revised price late in a project is far more disruptive to a client relationship than a complete price early on.
We ask for this package before final pricing, not before initial conversations — we're glad to review concept-stage sketches or mood boards early and flag any obvious buildability concerns before a designer invests time in full documentation. But a firm price and schedule commitment depends on having dimensioned drawings and a fixture schedule in hand, because tile square footage, waterproofing scope, and plumbing rough-in complexity all come directly from those documents.
For projects where the design is still evolving, we can work from a phased package — schematic layout first, for a rough budget range, followed by full documentation once finishes are locked — which lets a designer give a client an early budget conversation without having every decision finalized. We're explicit at each phase about which numbers are preliminary and which are firm, so nobody's surprised later.

Specification review for buildability
Once we have a design package, we review it specifically for buildability before pricing — checking that fixture rough-in dimensions match the plumbing layout, that specified tile sizes and layouts are achievable within the actual room dimensions without excessive cutting, and that waterproofing details are compatible with the specified finishes. This review typically surfaces a handful of items on any given project, and catching them at this stage costs a phone call; catching them during demolition costs a schedule delay and a change order.
Waterproofing implications get particular attention because they're the area where a beautiful design detail can create a genuine failure risk if not built correctly. Large-format tile with minimal grout lines, curbless showers, and linear drains all require specific waterproofing approaches to perform correctly, and we flag any specified detail that needs a particular membrane system or substrate so it's accounted for in both price and schedule.
Hard-water durability is a regional factor worth building into specification review from the start, since fixtures and finishes that perform well in other markets sometimes don't hold up as well along the Wasatch Front without more frequent maintenance than a client is likely to keep up with. We'll flag finish or fixture choices where hard water is likely to be a durability or appearance issue over time, so the designer can decide with the client whether to proceed as specified or adjust.
Site dimension verification and the reality gap
Design documentation, especially for renovation work in existing homes, is only as accurate as the site measurements it's based on, and older housing stock along the Wasatch Front rarely conforms to the clean dimensions a drawing implies. Pre-war Salt Lake City homes and mid-century bench homes in particular often have out-of-square walls, inconsistent floor levels, and framing that doesn't match what a tape measure alone would suggest from a single site visit.
We do our own field verification of critical dimensions before finalizing pricing on any renovation project, specifically to catch the gap between as-drawn and as-built conditions before it becomes a change order mid-project. This sometimes means flagging that a specified layout needs a small adjustment — a vanity a few inches narrower, a shower footprint shifted slightly — to fit actual site conditions, and we'd rather have that conversation with the designer during planning than discover it once demolition has already started.
For projects with tight tolerances — a custom vanity built to a precise width, for instance — we recommend holding final fabrication measurements until after demolition has exposed the actual wall and floor conditions, since even a well-documented design can be a half-inch off from what's actually behind the wall in a hundred-year-old house.
Lead times and procurement responsibility
Fixture and material lead times are one of the most common sources of schedule slippage on designer-led projects, particularly for specified items that aren't stocked locally — a specific tile from a limited run, an imported fixture finish, or custom cabinetry. We ask for the finish and fixture schedule early specifically so lead times can be identified and built into the schedule before demolition starts, rather than discovered mid-project when a bathroom is already opened up and waiting on a backordered item.
Procurement responsibility is something we establish explicitly at the start of every designer-led project, because ambiguity here is a common source of friction. Some designers prefer to handle all fixture and finish procurement themselves, maintaining their own vendor relationships and markup structure; others prefer we procure everything through our own suppliers for simplicity. Either approach works, but we confirm which model applies before ordering begins, and we don't assume.
Where the designer is procuring, we ask for confirmed order and delivery dates as early as possible so we can sequence the schedule accordingly, and we flag immediately if a delivery delay is going to affect the construction timeline. Where we're procuring, we keep the designer informed of lead times and any substitution options if a specified item becomes unavailable, rather than substituting unilaterally.
Fixture ownership and damage claims
Who's responsible for a fixture that arrives damaged, or a finish that doesn't match the sample once installed, depends entirely on who procured it — which is exactly why we establish that division clearly at the outset rather than after a problem occurs. When we procure a fixture, we inspect it on delivery and handle any damage claim or replacement directly with the supplier, keeping the designer informed but not burdened with the logistics.
When a designer or their client procures a fixture directly, we inspect it on delivery to the site and flag any visible damage or discrepancy before installation, but the resolution of a damage claim or return sits with whoever placed the order. We won't install a fixture we can see is damaged or doesn't match the specification, even under schedule pressure, because installing a compromised fixture creates a problem that's harder to unwind later than a short delay while a replacement is sourced.
For high-value or long-lead-time fixtures, we recommend confirming delivery and inspecting condition well ahead of the installation date regardless of who procured it, so there's still time to resolve an issue without derailing the schedule.
Site visits and approval points
We build a small number of scheduled approval points into every designer-led project — typically after demolition and before rough-in, once tile layout is set out but before it's permanently installed, and at substantial completion — specifically so a designer can review work in progress against the design intent while changes are still practical to make. Waiting until a project is fully complete to review tile layout or fixture placement against the design is far more expensive to correct than reviewing a dry layout before grout goes down.
We welcome designer site visits outside these formal checkpoints as well, and we'd rather a designer see something in progress and raise a question than wait and hope it resolves itself. Coordinating visit timing with our site lead ahead of time keeps this from disrupting the day's work while still giving the designer real visibility into progress.
For projects where the designer isn't local or can't visit as often as they'd like, we can provide photo documentation at each approval point so review can happen remotely, though we still recommend an in-person walkthrough at substantial completion if it's at all possible.
Change management
Design changes during construction are normal, especially once a client sees a space taking real shape, but they need to be documented and priced before they're built, not absorbed silently into the schedule. We use a straightforward change order process: any deviation from the approved design package, whether initiated by the designer, the client, or a site condition we uncover, gets written up with the cost and schedule impact before we proceed, and requires sign-off from whoever holds decision authority on the project.
We route change orders through the designer whenever the designer is the client's primary point of contact, rather than negotiating scope changes directly with the client, because maintaining that single channel of communication is part of how we protect the designer's relationship with their own client. If a client raises a change idea directly with our crew on site, we'll note it and loop the designer in rather than acting on it independently.
We're also upfront when a requested change has implications beyond its immediate cost — a layout change late in construction that affects plumbing rough-in, for example — so the designer has full information before deciding whether to proceed with the client.
Protecting the designer's client relationship
We operate on the understanding that the client relationship belongs to the designer, and every part of how we communicate on a project reflects that. We don't make finish or design recommendations directly to a client without looping the designer in first, even informally, because a client hearing conflicting advice from two professionals on the same project undermines the designer's authority on their own project — something we're careful never to do.
When a client asks us a design question directly on site, our default is to give a factual, buildability-focused answer if one is needed in the moment, and otherwise defer the question to the designer rather than offering our own aesthetic opinion. This isn't about withholding information; it's about keeping the design conversation channeled through the person the client hired to have it.
Ultimately, the projects that go best for everyone are the ones where the designer sees us as an extension of their own credibility rather than a separate vendor to manage. That means clear specifications up front, direct communication when something on site doesn't match the plan, and construction that makes the finished bathroom look exactly like what the client approved.
